Download the building defects report template QBFS uses on investigations across Australia. What's in the template

What the template won't replace

Complex defect matters need an investigator who can read the project record, walk the site, identify causes that aren't obvious, and write a report that holds up under challenge. The template is the structure; the investigation is the work.

Where to draw the line:

• Simple visual defects with obvious cause. A poorly grouted floor, a misaligned door, a paint defect. The template's framework lets a competent builder or building inspector produce a serviceable report.
• Single-cause defects with documented history. Where the defect is one item, the cause is clear from a brief inspection, and the responsibility is uncontested.

For anything more involved, multi-defect properties, contested matters, waterproofing failures, structural movement, fire and acoustic separation issues, anything heading to tribunal or court, the template isn't enough. The investigation has to be done properly.

QBFS conducts post-completion defect investigations and writes the full report.

Why the report structure matters

A report that lists defects without evidencing cause is hard to act on. The owner can't get a tight rectification quote. The insurer can't make a coverage call. The lawyer can't draft a tribunal application that survives.

The template's structure, methodology, defect-by-defect findings with references, responsibility analysis, rectification scope, gives the report a chance of doing the job once it leaves the writer's desk.
